Thanks to one dedicated national standard (Pellicani amendment, 2022), Venice regulates short-term rentals independently. The painting:

Basic optionTourist rentals for up to 120 days per year, annual reporting to the Municipality, simplified procedures
Annual option: year-round rental, subject to more stringent quality and service requirements, including in-person check-in
Registrations suspendedOnce the application period has expired, new registrations in the Registry are suspended until December 31, 2026. Those already registered operate in a market with effectively frozen supply; those who are not can use this period to prepare their property and be ready for a possible reopening or for the new regulations.
The access fee (important clarification): The ticket (€5–10) is only for day visitors.
Guests staying overnight in a short-term rental are exempt, must be registered and they pay the normal tourist tax, which we collect and pay. For many visitors, staying overnight has become more convenient than a day trip: a plus for those who rent.
Standard requirements: National CIN, Web Guestbook, tourist tax, security requirements; from 20 May 2026 the EU Regulation 2024/1028 (The platforms transmit data to the authorities on a monthly basis: non-compliant ads are removed).
