Let us first briefly examine the various lease agreements to understand their advantages and peculiarities.
Free rental contract (4+4) articles 1571-1614 civil code
The most widespread typology provides for the right between the parties to independently determine the amount of the fee, with the constraint of a minimum duration of four years with automatic renewal of another four.
This means that the landlord can send the letter of cancellation to the tenant at least six months before the first deadline to prevent the contract from being renewed for the next 8 years.

The agreed fee allows, in municipalities with a high housing intensity and upon the occurrence of certain requisites, to enjoy important tax deductions both to the owner of the property and to the tenant who occupies it.
These contracts have duration of 3 years, extendable for another 2 and in the absence of the communication of cancellation required by law, the contract is tacitly renewed for a further two years.

As far as the agreed rents are concerned, the recent renewal of many territorial agreements has allowed more and more localities to have adequate rent values available that contemplate the savings needs of the tenants.
