The sector of short-term rentals in Italy it is extremely diverse and made up not only of hundreds of thousands of hosts who own individual apartments but also of hundreds of short-lease property managers which, in different ways and in different contexts, deal with a variable number of apartments.

Many of these realities were born almost by chance throughout Italy, growing in the wake of boom in tourism in apartments and holiday homes, in the absence of a real development strategy, too often relying only on one's individual genius and learning along the way and only very few are equipped with specific skills and tools suitable for an efficient business reality.

Inevitably, in fact, this market, characterized by low margins, from an extreme fragmentation of the offer and a very high competition, from the presence of economies of scale for growth and the absence of barriers to entry, moves towards a concentration that can ensure greater quality, efficiency and professionalism.

Inefficiency of management processes, small margins, sometimes improvisation, are in fact some of the problems faced by many managers of short-term rentals and holiday homes that with the increase in supply and therefore of competition and the consequent reduction in rates and receipts, with an increasingly demanding demand both on the owner side and on the guest side, they are sometimes in difficulty or at a crossroads.
