1. How much can I earn with my apartment?

We evaluate every aspect of your home, such as location, desirability and seasonality, to provide you with a real income estimate. There are always two key elements: average rates applied and monthly occupancy rates.

2. Are short-term rentals binding?

The great advantage of short-term rentals over traditional leases is being able to use your apartment quickly, without having to wait for the multi-year deadlines of traditional leases.

3. Am I protected from any damage to the apartment caused by others?

CleanBnB Cover provides coverage for damage to the property and contents caused by the guest.

4. How often do I get paid?

Payment frequency is monthly.

5. Is there a risk of arrears?

Each guest makes full payment for the stay before check-in. Therefore the risk of arrears is zero.

6. Where can they view all reservations and bills of entitlement?

7. Who takes care of the bureaucratic start-up of a new apartment?

CleanBnB takes care of this. The apartment won't go live unless the paperwork is completed, including the CIN (Individual Identity Card) process. The paperwork begins immediately after the management contract is signed.

8. How does the photo service work?

We organize professional photo shoots of the apartment and prepare the online profile according to the highest industry standards.

9. How does the Cedolare Secca and taxation in general work?

During the collaboration with CleanBnB, the Owner remains the owner of the rental agreements with the guests and is therefore subject to the relevant taxation on the rent received.

If the owner is a natural person, they can choose between the flat-rate tax regime and the ordinary regime (marginal IRPEF rate). The flat-rate tax applies at a rate of 21% on the first property used for short-term rentals and 26% on the second. From 2026, anyone using three or more properties for short-term rentals is required by law to operate as a business and must have a VAT number. The regime choice is made when filing the tax return.
If the Owner is a company, the current tax legislation regarding business income will apply.

10. What is the “running in” period?

As with any new startup, the first few months represent a growth phase during which the apartment builds its online reputation and acquires its first reviews.

As the weeks go by, visibility and bookings gradually increase. The timing of this phase also depends on the time of year you launch: starting close to the peak season can significantly accelerate the achievement of the expected profitability results.
